Finished basement with a light flake epoxy floor and white walls

Southern Maine Epoxy

Basement Floor Coatings

An uncoated basement slab is why the whole level feels damp and dusty. Concrete is porous — it breathes moisture in and sheds fine dust no matter how often you sweep.

A coated basement floor seals the slab, brightens the space dramatically, and holds up to whatever the room becomes: gym, shop, playroom, or finished living space. Where moisture readings call for it, we build in a vapor-mitigating base coat so the system stays down for good.

Moisture handled first

We test the slab and, when needed, install a moisture-mitigation epoxy rated for high vapor drive — not just hope.

Brighter by default

Light flake blends and gloss topcoats bounce light around rooms that ceilings and small windows keep dark.

Finished-space ready

Flake, solid color, or a full metallic pour — the same floor systems we put in showrooms work under a pool table.

My basement gets damp. Can you still coat it?+

Usually, yes. We measure moisture first and spec a vapor-mitigating base coat when readings call for it. If a slab genuinely isn't a candidate, we'll tell you that instead of coating over a problem.

Is epoxy better than basement carpet or vinyl?+

For below-grade floors, almost always. It can't trap moisture underneath it, can't grow mold, and a wet-dry vac or mop is the whole maintenance plan.

Do I have to empty the whole basement?+

The work area needs to be clear, but on larger basements we can often phase the job in sections so you can shuffle belongings from one side to the other.
