The Causeway, three lakes and a lot of boat storage

Naples sits where Long Lake, Brandy Pond and Sebago Lake meet, joined by the Causeway and the Songo River lock. The 2020 Census counted 3,925 residents, and Naples' comprehensive plan shows how seasonal the town is: of roughly 1,356 vacant housing units, 97 percent are held for seasonal or recreational use. Owner-occupancy among year-round homes is close to 89 percent, well above the county average.

The plan also notes growth along Route 302 toward Casco in marinas, boat storage and self-storage. Boats, trailers, outboards and four-season toys are hard on concrete — fuel and oil drips, sand, and wet tires. For camp and home garages we recommend a flake epoxy floor under a chemical-resistant topcoat; for storage buildings and service bays, a thicker build from our commercial and industrial coatings line.

Newer houses on old glacial ground

Naples has more new housing than most of Maine: the town plan reports 31 percent of homes built since 2000, compared with about 20 percent county- and statewide, and only around 13 percent built before 1960. Newer slabs are a good starting point for a garage floor coating, especially if the garage has not yet been filled with years of stains.

The ground underneath is varied — glacial till, old lake-bottom and beach deposits, sand and gravel deltas along the Songo River, and granite ledge. Ledge that runs into a garage or camp slab is common in the lakes region, and those edges are cut and finished by hand in our custom and specialty work. The plan also notes high water tables near wetlands, which is why a basement floor always gets a moisture test first.

Winters between summers

Many Naples buildings sit closed through a Maine winter — close to 69 inches of snow and weeks of below-freezing days — and open again to mud season. A coated floor sheds meltwater and sand and cleans up with a hose, so opening the camp in May is a sweep and a rinse rather than a scrub.

Permits for new garages, additions and boat storage buildings go through the Naples code enforcement office; we coat new slabs once they have cured. Naples is a short drive from our Casco shop, and we cover neighbouring Casco, Raymond and the rest of the lakes region on the same schedule.
