Maine's fastest-growing kind of town

Windham counted 18,434 people in the 2020 Census, and its homes are young by Maine standards: the latest ACS estimates put the median year built at 1985, with only about 12 percent of homes built before 1940. A 2025 housing study found single-family homes make up 85 percent of the stock, up from 76 percent in 2012, and about 85 percent of homes are owner-occupied.

Lots of relatively new two-car garages is exactly the situation where a garage floor coating makes the most sense. A slab that is only a few years old has little damage to repair, and coating it before the first real winters of road salt keeps it that way.

Sebago, Highland Lake and the Presumpscot

Windham also has a lake side. It fronts Sebago Lake and Little Sebago, reaches Highland Lake, and is drained by the Pleasant and Presumpscot rivers. The housing study found short-term rentals clustered around Highland Lake and Hunger Bay. Lake homes and rentals see sand, wet feet and gear through the summer, and a flake epoxy floor handles that with texture underfoot and a surface that hides dirt between cleanings.

Older homes around South Windham and the Little Falls mill village, where housing is much older than the town average, are more likely to have basements with cracked or dusting slabs. We test for moisture before quoting a basement floor coating and use a vapor-mitigating base coat where readings call for it.

Route 302 and the North Windham corridor

North Windham is the region's main shopping and service corridor along Route 302, with the town investing in the "North Windham Moves" road project. Retail back-of-house areas, service bays and small shops are where our commercial and industrial coatings come in, with striped walkways and scheduling around business hours.

Windham's villages carry their history in their buildings. South Windham grew around a pulp mill that opened on the Presumpscot in 1875, and the town was once home to the Oriental Powder Company, at one time the largest gunpowder maker in Maine. Old village homes and outbuildings from those eras often have the roughest slabs in town, and they get the same grind, repair and moisture-test sequence as a brand-new garage.

Every winter the same corridor puts brine and sand on Windham's roads — Greater Portland averages close to 69 inches of snow a year — and that is what ends up in garages. Permits for new garages and additions go through Windham's code enforcement office; we coat after new concrete cures.
