How long does an epoxy garage floor take in Maine?+
A typical residential garage is ground and repaired on day one, poured and topcoated on day two. You're usually back in the space that weekend.
When can I park on a new epoxy floor?+
Light foot traffic is usually fine the next day. Vehicle cure is typically a few days after the topcoat — we'll give you the exact schedule with your estimate.
Do you serve Portland and Greater Portland?+
Yes. We're based in Casco and regularly coat floors across the Sebago Lake region, Greater Portland, and the Auburn–Lewiston area.
What's the difference between flake and metallic epoxy?+
Flake is the durable everyday system — full-broadcast vinyl locked under a chemical-resistant topcoat. Metallic is a hand-worked decorative pour with more depth, typically used in finished spaces and showrooms.

Walkthrough & estimate
We look at the slab, talk through how you use the space, and give you a straight number — usually within a day or two of your call.
Diamond grinding
Every floor starts with mechanical prep. We grind the concrete to open the pores so the coating bonds to the slab, not to whatever was on it.
Repairs & moisture control
Cracks, spalls, and joints get filled and honed flat. Where moisture is a factor, we build in a vapor-mitigating base coat.
The pour
Base coat, broadcast or metallic pour, then a chemical-resistant topcoat — each layer timed and rolled by hand, not rushed.
Cure & walkthrough
We walk the finished floor with you, cover care and cure times, and leave the space cleaner than we found it.

A second-generation floor crew, based in Casco
Southern Maine Epoxy is a small, owner-run flooring company working out of Casco on the Sebago Lake side of Cumberland County. The trade came down through the family — the prep habits, the resin knowledge, and the standard for what a finished floor should look like when the tape comes off.
We coat garages, basements, camps, kennels, showrooms, and warehouse floors. Whatever the space, the sequence is the same: grind the slab, fix what's broken, control moisture, then pour. Skipping the front half of that list is why most failed floors fail.
You'll deal with the person doing the work. We quote on site, we show up when we say we will, and we leave the space cleaner than we found it.
