Sebago Lake Village to the Saco River
Standish is big — 59 square miles — with Sebago Lake and Watchic Lake on one side, the Presumpscot River on the east and the Saco River along its southwestern edge. The 2020 Census counted 10,244 people, spread across villages like Standish Corner, Sebago Lake Village, Steep Falls and Richville. Sebago Lake is the drinking-water source for the Portland Water District, the water supply for much of Greater Portland.
The town is overwhelmingly owner-occupied — about 91 percent — and roughly one home in five is held for seasonal use, most of them near the lake. That means a lot of garages and basements whose owners intend to keep them for a long time, which is the right mindset for a coating that is ground in and built to last.
A wider range of house ages
Standish's housing spans more decades than its neighbours. Current ACS estimates put about 17 percent of homes before 1940 and about a third before 1970, with a median year built of 1980. Older farmhouse and village basements tend to have uneven, cracked or patched slabs and old paint, and newer subdivisions have cleaner concrete. Either way the process is the same: diamond grinding, crack and joint repair, then the coating.
The town plan describes sandy outwash soils along the Saco River corridor. Sandy soil drains well, but basements still pick up moisture from the ground, so a basement floor coating starts with a moisture test. When readings are high, a vapor-mitigating base coat goes down first. Garage slabs get the same grind-first approach in our garage floor coatings.
Mud season, wells and working buildings
Most of Standish commutes out, and the town's working buildings are smaller — the industrial area around Route 35 and Moody Road, farm and greenhouse buildings, and a lot of home shops. Shops and outbuildings are a good fit for a flake epoxy floor or, for heavier use, one of our commercial coatings.
