New neighborhoods on a college town's edge
Gorham counted 18,336 residents in 2020 and has been adding neighborhoods steadily; current ACS estimates put the median home at 1988, with only a quarter of homes built before 1970. About 82 percent of homes are owner-occupied, and — unlike the lake towns to the north — the census counts essentially no seasonal homes. Gorham is a year-round town, home to the University of Southern Maine's Gorham campus.
